In the event"that garages are provided on the Project Site, any spaces provided <br />in garages shall be included in the minimum parking space calculations. <br />Residents will be required to use carports and/or garages for vehicle parking <br />only. Any garage parking violation shall be subject to cause for eviction. <br />Additionally, failure to enforce the provisions of this section shall be considered a <br />violation of this PDD. <br />4.03. Exterior Construction Standards. Achieving a high quality of architectural <br />design is considered a principal goal of this development. The exterior of the <br />buildings will feature native Texas stone and/or brick, high-quality stucco, <br />concrete barrel-tiled roofs and will be accented by adoquin stone columns and <br />large, private patios and balconies. All units will be built and designed to <br />condominium specifications including and will contain the following energy <br />efficient features: <br />• Double-paned, low-E windows with a SHGC of .4 <br />• Extra insulation in attic space and exterior walls <br />• Low flow toilets <br />• HVAC system designed per Manual J calculations for maximum efficiency <br />• Aerators installed on all kitchen and bath fixtures <br />• Low VOC interior paints <br />• Select Energy-Star labeled appliances <br />• Energy-Star labeled hot water heaters <br />4.04. Environmental. The Property Owner shall comply with all federal, state and <br />local storm water discharge registration, notification, monitoring and construction <br />runoff protection requirements and required erosion/sedimentation controls. With <br />regard to storm water drainage, the project shall not cause the run off of storm <br />water drainage in flows that are in excess of the existing flows off the Property in <br />its present condition. <br />In accordance with the CCR's recorded for Hunter's Crossing Subdivision, the <br />Project Site will be accepting storm water runoff from adjacent lots within the <br />Hunter's Crossing Subdivision. Vegetative buffer strips and other storm water <br />runoff and sediment control methods shall be utilized, where necessary, in <br />accordance with the approved Watershed Protection Plan for the Project Site. <br />The Project Site will utilize retention facilities to ensure compliance with the <br />requirements of the City of San Marcos Land Development Code for up to the <br />100 year storm event. Potable water from the City of San Marcos Water Utility <br />System shall not be used to fill or maintain the level of the storm water retention <br />pond. <br />4.05. Lighting. The Project Site shall provide lighting levels that are compatible with <br />safety and industry standards for the uses permitted herein and shall meet the <br />minimum requirements of the City of San Marcos and are subject to review at the <br />Planned Development District 6 3/23/2009 <br />Purgatory Creek
