Site Plan phase. All lighting shall be of a warm color light which is the color <br />spectrum of incandescent light and shall be shielded so as to provide no glare to <br />adjacent properties or street rights-of-way. <br />4.06. Maximum Height of Structures. The maximum height of structures constructed <br />on this site shall not exceed three (3) stories or 45 feet in height, whichever is <br />less. <br />4.07. Building Setbacks. The minimum building setbacks applicable to the Project <br />Site shall be as follows: <br />a. Minimum Front Yard Setback. The minimum required front yard shall be 25 <br />feet. Encroachments in the form of above grade awnings, bay windows, <br />signage, eaves, balconies and window sills shall be permitted. <br />b. Minimum Side Yard Setback. The minimum side yards shall be ten feet (10'). <br />4.08. Dumpsters. All on-site solid waste receptacles (dumpsters) shall be enclosed <br />by a minimum six foot (6') tall wooden screening fence with masonry columns <br />designed to complement the exterior building materials. The project will be <br />designed to provide for single stream waste collection. <br />4.09. Signage. Signage shall be provided in accordance with Chapter 6, Article 3, <br />Signs, of the City of San Marcos Land Development Code, with the exception of <br />the following: <br />a. Banners shall be permitted as follows: <br />1. Maximum Area: 32 square feet <br />2. Maximum Number Permitted: One (1) per street frontage, maximum of <br />two (2) <br />3. Maximum Number of Days Permitted: No Maximum <br />4. Maintenance of Banners: Banners shall be maintained free of rips, tears <br />and holes and shall be fastened securely at all times to a building wall, <br />fence or other structure. <br />b. A-Frame Signs shall be permitted as follows: <br />1. Maximum Height: Four feet (4) <br />2. Maximum Width: Three feet (3') <br />3. Maximum Area: 12 square feet <br />4. Location Restrictions: A-Frame signs shall be located at the entrances. <br />5. Maximum Number of Days Permitted: No Maximum <br />6.
