San-Marcos LOC-Requirement Pro ed?I?DD,Requirement <br />Banner Signs - No Specific Permitted <br />Regulations (identified in Section Area and Number Permitted Same as <br />6.3.1.7(2)) (Typically treated as Temporary Signs <br />temporary signs with no permit No maximum number of days <br />requirements) Providing for maintenance standards <br /> which are not addressed in the LDC <br /> and therefore exceed LDC <br /> requirements <br />A-Frame Signs - No Specific Permitted subject to standards outlined <br />Regulations above <br />4.10 Maximum Impervious Coverage. The maximum impervious coverage <br />permitted on the Project Site shall be 60% (including buildings, parking <br />structures, driveways, etc.). <br />4.11. Parks and Open Space. The Project Site will require the dedication of <br />approximately 3.08 acres of parkland, the payment off a fee-in-lieu of parkland <br />dedication or a combination thereof to meet the requirements of Chapter 7, <br />Article 6 of the City of San Marcos Land Development Code. Any parkland <br />dedication or fee-in-lieu of requirement will be subject to review by the City of <br />San Marcos Parks and Recreation Commission and approval by the Planning <br />and Zoning Commission. Parkland dedication may include the dedication of the <br />native floodplain and floodway of Purgatory Creek that is unaltered by <br />channelization or other man-made storm water control facilities. In the parkland <br />dedication, a hike and bike trail will be constructed in conformance with the City's <br />Parks and Recreation master plan. Final location and design of the said trail will <br />be subject to joint approval by the Director of the Parks and Recreation <br />Department and the developer. In accordance with the Future Land Use Plan, <br />the potion of the site that lies within the floodplain or floodway shall remain as <br />open space through the dedication of parkland and/or recreation easement. In <br />the event that fee in lieu of parkland dedication is required, dedication of said <br />recreation easement and/or parkland, shall not be required. In addition, the <br />Project Site will include private amenity facilities for use by residents within the <br />development including, but not limited to, a resort-style swimming pool, fully- <br />equipped fitness center, clubhouse, picnic area, and approximately a 1.2 acre <br />lake. <br />4.12. Fences. Fences shall be permitted in accordance with Chapter 6, Article 1, <br />Division 3 of the City of San Marcos Land Development Code, except that fences <br />may be permitted within the building setback line. <br />Planned Development District 8 3/23/2009 <br />Purgatory Creek
