and being a part of that tract of land conveyed by and described in deed dated February 20, 1894, from Mrs. Mary J. Franklin to Thomas C. Johnson, recorded in Volume 32, Page 117, Hays County Deed Records, and being a tract of land 105 feet wide, and fronting 105 feet on the West line of Guadalupe Street and extending across the Southern end of the tract 420 feet x 333-1/3 feet conveyed by the deed above mentioned, which said tract of land was set apart in severalty to Louise J. Johnson in that deed of partition by and between the said Louise J. Johnson and others, dated July 10, 1968, recorded in Volume 225, Pages 93-97, Hays County Deed Records, and in said deed the said tract is described by metes and bounds as follows, to-wit: BEGINNING in the East line of said Farm Lot No. 22 in the West line of Guadalupe Street at the Southeast corner of the land so conveyed by Mary J. Franklin to Thomas C. Johnson by deed above referred to, such point being also the Northeast corner of a tract conveyed by J. T. Smith, et al, to James W. Smith by deed dated April 4, 1941, recorded in Volume 123, Pages 242-243, Hays County Deed Records; THENCE N. 8-1/2° W., with the West line of Guadalupe Street 105 feet to a point for the Northeast corner of this tract of land; THENCE S. 81-1/2° W., at right angles to said first line, 333-1/3 feet to a point in the East line of Fredericksburg Street for the Northwest corner of this tract, in the West line of said Farm Lot; THENCE S. 8-1/2° E., with the East line of Fredericksburg Street, 105 feet to the Southwest corner of the property so conveyed by Mary J. Franklin to Thomas C. Johnson, for the Southwest corner of this tract of land; THENCE with the Northern line of the property so conveyed by J. T. Smith, et al, to James W. Smith, N. 81-1/2° E. 333-1/3 feet to the PLACE OF BEGINNING, located in the 400 Block of North Guadalupe Street, to be zoned "C" (Commercial District). SECTION 2. That this Ordinance shall be in full force and effect ten (10) days from and after passage and publication in a newspaper of general circulation in the area.
