<br />KNOW ALL MEN BY THESE PRESENTS:
<br />That the City of San Marcos, Texas a municipal corporation
<br />1
<br />of Hays County, existing by and under authority of the State
<br />of Texas, acting through its Mayor, Emmie Craddock, duly auth-
<br />orized by ordinance enacted on October 29, 1981 , hereinafter
<br />called "Grantor", for and in consideration of the sum of Eight
<br />Thousand Nine Hundred Sixty Dollars ($8,960.00), in hand paid
<br />by Joel M. Duplantis, of Hays County, Texas, hereinafter called
<br />"Grantee", the receipt of which is hereby acknowledged, has
<br />GRANTED, SOLD AND CONVEYED, and by these presents does GRANT,
<br />SELL AND CONVEY, to Grantee, 0.29 acres of land out of Block 2 of
<br />the Katy Addition to the City of San Marcos, Hays County, Texas,
<br />more particularly described as follows:
<br />BEING A PORTION OF LOT 7 AND 8, BLOCK 2 AND A POR-
<br />TION OF THAT 30 FOOT PRIVATE WAY, AS SHOWN BY PLAT
<br />OF THE KATY ADDITION TO THE CITY OF SAN MARCOS, A
<br />SUBDIVISION OF RECORD IN VOLUME 34, PAGE 117, HAYS
<br />COUNTY DEED RECORDS, AS CONVEYED TO THE CITY OF SAN
<br />MARCOS BY THE URBAN RENEWAL AGENCY OF THE CITY OF
<br />SAN MARCOS BY DEED DATED OCTOBER 29, 1976, AND RE-
<br />CORDED IN VOLUME 290, PAGE 94, HAYS COUNTY DEED
<br />RECORDS, AND BEING MORE PARTICULARY DESCRIBED BY
<br />METES AND BOUNDS AS FOLLOWS, TO-WIT:

<br />BEGINNING at an iron stake set for the Southeast
<br />corner of the tract herein described, same being
<br />the Northeast corner of that 0.018 acre tract of
<br />land described as Tract 2, conveyed to Johnny L.
<br />Finch and James Donnelley by the City of San Marcos
<br />by deed dated November 14, 1979, and recorded in
<br />Volume 335, Page 25, Hays County Deed Records, and
<br />being on the West line of McGehee Street, the East
<br />line of the said Block 2, and from which an iron
<br />stake found at theSoutheast corner of the said Lot
<br />7, bears S 09° 37' E, 5.00 feet;
<br />THENCE, leaving the said McGehee Street, with the
<br />North line of the said Finch and Donnelley 0.018
