Section 12: Special Standards and Administration <br />12.1 Concept Plan Revisions <br />The Concept Plan may be revised in accordance with the existing City Code of Ordinances, Subpart B <br />- Land Development Code, Chapter 1, Article 5, Division 3 - Petition for Planned Development District, <br />Section 6 - Amendments and Relief Measures attached in the Appendix. <br />12.2 Concept Plat <br />A concept or Subdivision Concept Plat shall be submitted to the Planning Department for approval <br />prior to the submittal of a Preliminary Plat in accordance with the existing City Code of Ordinances, <br />Subpart B — Land Development Code, Chapter 1, Article 6, Division z — Subdivision Concept Plats <br />attached in the Appendix. <br />12.3 Architectural Regulations and Site Plan Regulation Checklist <br />A concise checklist shall be developed with Planning Department Staff to enforce architectural regulations <br />and site plan regulations and to provide efficient staff review at the time of permit/ plan review. This <br />concise checklist shall be completed prior to the first Concept Plat submittal. <br />12.4 Undergrounding of Utilities <br />All dry utilities shall be undergrounded in the Trace community. <br />12.5 Residential Sales Office(s) <br />"Residential Sales Office" shall mean a structure or dwelling in a developing subdivision, located on a <br />legal lot of record, and is limited to temporary use as a sales office for the subdivision and to provide <br />an example of the dwellings which have been built or which are proposed to be built within the same <br />subdivision. This use may operate until such time all available lots and or structures within the <br />subdivision are sold. Temporary permits for a specific time and location as determined may be issued <br />by the building official and shall be subject to review and renewal for reasonable cause. <br />12.6 Construction Field Office Buildings <br />"Construction Field Office" shall mean a structure or shelter used in connection with a development <br />or building project for housing on the site of temporary administrative and supervisory functions and <br />for sheltering employees and equipment. Temporary permits for a specific time and location as <br />determined may be issued by the building official and shall be subject to review and renewal for <br />reasonable cause. <br />12.7 Temporary Construction Buildings <br />Temporary buildings and temporary building material storage areas to be used for construction <br />purposes may be permitted for a specific period of time in accordance with a permit issued by the <br />Building Official and subject to periodic renewal by the Building Official for cause shown. Upon <br />completion or abandonment of construction or expiration of a permit, the field offices or buildings <br />and material storage areas shall be removed to the satisfaction of the Building Official. <br />12.8 Conditional Use Permits <br />Conditional use permits required for uses within Planning Area 8, also labeled as PD -MF /GC on the <br />Concept Plan, as listed in the Land Use Matrix in Section 13.2, shall be subject to final approval by City <br />Council following recommendation by the Planning and Zoning Commission. <br />65 <br />
