A description of the initial Major Public Improvements to be funded by the Major Public <br />Improvement PID Bonds follows: <br />• Street Improvements <br />o The street improvement portion of the Major Improvements consists of the <br />construction of perimeter road and thoroughfare improvements, including <br />related paving, sidewalks, retaining walls, signage, and traffic control devices, <br />and the acquisition of related rights-of-way which benefit the Major <br />Improvement Area Assessed Property. The City has determined that the <br />acquisition of rights-of-way related to road improvements meets the <br />requirements of its current policy on the financing of roadway rights-of-way <br />through public improvement district assessments. The road improvements <br />will be constructed according to City standards. <br />• Drainage Improvements <br />o The storm drainage improvement portion of the Major Improvements <br />consists of the construction of one detention pond, storm drain pipes, <br />culverts, catch basins and appurtenances thereto to appropriately control <br />and covey storm water. The storm drainage improvements will be <br />constructed according to City standards. <br />• Erosion & Sedimentation Control <br />o The Erosion and Sedimentation Control Measures (temporary BMPs) of the <br />Major Improvements will include stabilized construction entrances, silt fence <br />located downstream of all disturbed area, rock berms, inlet protection, and <br />protection of mature trees and vegetation. <br />• Water Line Distribution <br />o The water improvement portion of the Major Improvements consists of <br />construction and installation of waterlines, mains, pipes, valves and <br />appurtenances, necessary for the water distribution system that will service <br />the Assessed Property. The water improvements will be constructed <br />according to City standards. <br />• Waste Water <br />o The wastewater improvement portion of the Major Improvements consists of <br />construction and installation of pipes, service lines, manholes, encasements <br />and appurtenances necessary to provide sanitary sewer service to the Major <br />Improvement Area Assessed Property. The wastewater improvements will <br />be constructed according to City standards. <br />11 <br />
