• Sewer Lift Station A <br />o The sewer Lift Station A portion of the Major Improvements consists of <br />construction and installation of manholes, wet wells, piping, pumps, <br />electrical control equipment and appurtenances necessary to collect <br />wastewater on one side of a geographical highpoint and transporting it <br />across that highpoint to Lift Station B. The sewer Lift Station A <br />improvements will be constructed according to City standards. <br />• Sewer Lift Station B <br />o The sewer Lift Station B portion of the Major Improvements consists of <br />construction and installation of manholes, wet wells, piping, pumps, <br />electrical control equipment and appurtenances necessary to collect <br />wastewater on one side of a geographical highpoint and transporting it <br />across that highpoint to a City designated discharge point. The sewer Lift <br />Station B improvements will be constructed according to City standards. <br />• Landscaping -Arterial Roads <br />o The landscape portion of the Major Improvements consists of the installation <br />of various landscape improvements along arterial roads. The improvements <br />include: street tree plantings, enhanced landscaping on perimeters and <br />medians, bio-swales in medians (where functionally possible), associated <br />irrigation, street lighting, and hardscape improvements at key locations for <br />wayfinding. <br />• Landscaping -Open Space including Trail Systems <br />o The Open Space and Trails system portion of the Major Improvements <br />consists of selective clearing and removal of trees or other select (invasive) <br />vegetative cover to enhance the quality and function of the natural drainage <br />areas and open spaces. Other improvements in this portion of the Major <br />Improvements, shall include a variety of trails with either; concrete, <br />decomposed granite or natural earth surfacing, throughout the open spaces <br />to provide access to the natural features of the site. Landscaping will include <br />native grasses, wildflowers, trees and shrubs, associated irrigation as <br />required, lighting, fencing or walls if necessary and hardscape improvements. <br />• Posey Road -Street Improvements <br />o The street improvement portion of the Major Improvements consists of the <br />construction of perimeter road improvements, if required including related <br />paving, sidewalks, retaining walls, signage, landscaping and traffic control <br />devices, and the acquisition of related rights-of-way which benefit the Major <br />Improvement Area Assessed Property. The City has determined that the <br />acquisition of rights-of-way related to road improvements meets the <br />requirements of its current policy on the financing of roadway rights-of-way <br />through public improvement district assessments. The road improvements <br />will be constructed according to City standards. <br />12 <br />
