<br />BEGINNING at a 5/8 inch iron rod with TEXAS DEPARTMENT OF TRANSPORTATION (TY-DOT)
<br />aluminum cap set at 96.45 feet left of Engineer's Centerline Station 145 +B5,00, in
<br />the proposed northeasterly right -of -way line of F.M. 3407 (Wonder World Drive), a
<br />denial of access line, and a northwesterly line of said 33.22 acre City of San Marcos
<br />tract, at the most easterly corner of a 9.5801 acre tract of land conveyed to the
<br />City of San Marcos, Texas, by Judgement rendered on December 18, 2009, under Cause
<br />No. 11476 -C in the County Court at Law Number 1 of Hays County, Texas, and the most
<br />southerly corner of a remainder portion of a 100.00 acre tract of land conveyed to
<br />Charles Laidley by deed recorded in Volume 110, Page 639 of the Deed Records of Hays
<br />County, Texas, for the Point of Beginning and most northerly corner of the
<br />herein described tract of land, from which, a 1/2 inch iron rod with TxDOT
<br />aluminum cap found at a corner of said 33.22 acre City of San Marcos tract
<br />and a corner of said 100.00 acre Laidley tract bears North 17 °46142" East, a
<br />distance of 166.12 feet;
<br />1) THENCE, South 31 °04'11" East, a distance of 614.99 feet, leaving a
<br />northwesterly line of said 33.22 acre City of San Marcos tract, crossing said
<br />33.22 acre City of San Marcos tract, with the proposed northeasterly right-
<br />of-way line of F.M. 3401 (Wonder World Drive) and a denial of access line, to
<br />a TxDOT Type II monument set at 87.40 feet left of Engineer's Centerline
<br />Station 151 +99.92 for an angle point hereof;
<br />2) THENCE, South 31 445157" East, a distance of 35.85 feet, with the
<br />proposed northeasterly right -of -way line of F.M. 3407 (Wonder World Drive)
<br />and a denial of access line, to a TxDOT Type II monument set at 67.31 feet
<br />left of Engineer's Centerline Station 152 +35.77, at the point of curvature of
<br />a non - tangent circular curve to the right;
<br />3) THENCE, with the proposed northeasterly right -of -way line of F.M. 3407
<br />(Wonder World Drive) and a denial of access line, along said curve to the
<br />right, having a radius of 1519.89 feet, an angle of intersection of
<br />29 03911611, an arc length of 786.65 feet, and a chord bearing South 17 °05'49"
<br />East, a distance of 777.90 feet, to a TxDOT Type II monument set at 87.38
<br />feet left of Engineer's Centerline Station 159 +77.24 at the endpoint of said
<br />curve, for a corner;
