<br />northwesterly line of said 33.22 acre City of San Marcos tract and a
<br />southeasterly lino of said 9.5801 acre City of San Marcos, Texas tract, to
<br />the Point of Beginning and containing an area of 6.351 acres of land (276,647
<br />s.f.), more or less.

<br />BEGINNING at a 1/2 inch iron rod with TxDOT aluminum cap found at 87,63 feet
<br />right of Engineer's Centerline Station 163 +56.56 in the proposed westerly
<br />right -of -way line of E.M. 3407 (Wonder World Drive), a denial of access line,
<br />a northeasterly line of said 91.19 acre City of San Marcos tract, a
<br />southwesterly line of Lot 9 of Greenpointe, recorded in Book 10, page 352 of
<br />the Plat Records of Hays County, Texas and the southwesterly line of a 0.9259
<br />acre tract conveyed to the City of San Marcos, Texas by deed recorded in
<br />Volume 3023, Page 848 of the Official Public Records of Hays County, Texas,
<br />for the Point of Beginning and most northerly corner of the herein described
<br />tract of land;
<br />1) THENCE, south 45 °38'48" East, a distance of 254.95 feet, leaving the
<br />proposed westerly right -of -way line of F.M. 3407 (Wonder World Drive) and a
<br />denial of access line, crossing the proposed F.M. 3407 (Wonder World Drive) ,
<br />with a northeasterly line of said 91.19 acre City of San Marcos tract, a
<br />southwesterly line of said Lot 9 and the southwesterly line of said 0.9259
<br />acre City of San Marcos tract, to a 1/2 inch iron rod with TxDOT aluminum cap
<br />found at 87,45 feet left of Engineer's Centerline Station 165 +41,88 in the
<br />proposed easterly right -of -way line of F,M- 3407 (Wonder World Drive) and a
<br />denial of access line, at the most southerly corner of said 0.9259 acre City
<br />of San Marcos tract and a westerly corner of the tract of land described as
<br />said Lot 9, save and except said 0.9259 acre City of San Marcos tract,
<br />conveyed to Broadway National Bank by deed recorded in Volume 3726r page 385
<br />of the Official Public Records of Hays County, Texas, from which, a 1/2 inch
<br />iron pipe found in a northwesterly line of a 26.261 acre tract of land conveyed to
<br />Eric and George E. Myers by deed recorded in Volume 982, pg. 599 of the Official
<br />Public Records of Hays County, Texas, at the most southerly corner of said Lot 9, the
<br />most southerly corner of said Broadway National Bank tract and the most easterly
<br />corner of said 91.19 acre City of San Marcos tract bears South 45 °41104" East, a
<br />distance of 170.61 feet;
<br />2) THENCE, South 02 017100" East, a distance of 229.07 feet, leaving a
<br />northeasterly line of said 91.19 acre City of San Marcos tract and a
<br />southwesterly line of said Lot 9, crossing said 91.19 acre City of San Marcos
<br />tract with the proposed easterly right -of -way line of F.M. 3407 (Wonder World
<br />Drive) and a denial of access line to a 1/2 inch iron rod with TxDOT aluminum
<br />cap set at 87.48 feet left of Engineer's Centerline Station 167 +70.95, in a
<br />southeasterly line of said 91.19 acre City of San Marcos tract, at the most
<br />northerly corner of a 3.2389 acre tract of land conveyed to the City of San
<br />Marcos by deed recorded in Volume 3300, page 590 of the Official Public
<br />Records of Hays County, Texas, and a westerly corner of a remainder portion
<br />of said 26.261 acre Myers tract, for an easterly corner of the herein
<br />described tract of land;
