<br />4.06. The Lessor agrees that the Lessee shall have access to the runways, taxiways and ramps at the
<br />Airport to the same extent as other Airport users.

<br />ARTICLE 5: MAINTENANCE AND REPAIR OF PREMISES
<br />
<br />5.01. The Lessee shall maintain the Leased Premises in good, clean condition and shall make all repairs
<br />to structures, parking lots, and improvements on the premises needed to maintain their function,
<br />safety and appearance. The Lessee shall comply with all governmental laws, ordinances, and
<br />regulations that apply to the Leased Premises, at its sole cost and expense. Lessee shall remove
<br />unauthorized additions or modifications and maintain the Leased Premises, with the exception of
<br />normal wear and tear and gaining consistent with normal usage and passage of time, and will
<br />repair damages to any part of the Leased Premises caused by the actions or by the negligence or
<br />misconduct of Lessee, its agents, servants, employees, contractors, subcontractors, licensees,
<br />patrons, invitees, or trespassers.

<br />5.02. Lessor and Airport Manager shall have the right and privilege, through its officers, agents,
<br />servants, and employees, to make inspections of the Leased Premises, and thereafter to make
<br />recommendations to Lessee of any
<br />performed upon the Premises in accordance with the foregoing. If the Lessee fails to make any
<br />required repairs within thirty (30) days after written notice from the Lessor, the Lessor may make
<br />the repairs without liability to the Lessee for any loss or damage which may result to the Lessee
<br />by reason of the repairs, and the Lessee shall pay to the Lessor the full cost of the repairs within
<br />thirty (30) days of the Lessoro the Lessee. At the expiration of
<br />this Lease, the Lessee shall surrender the Leased Premises in good condition, reasonable wear and
<br />tear excepted.
