Section III <br /> <br />DESCRIPTION OF THE PUBLIC IMPROVEMENTS <br /> <br />A.Description and Estimated Cost of the Public Improvements <br /> <br /> <br />The Public Improvements are described below and generally depicted in Appendix D. Table <br />III-A shows the estimated cost of the Public Improvements. The estimated cost to construct <br />the Public Improvements is $22,386,420. The costs shown in Table III-A may be revised in <br />Annual Service Plan Updates. <br /> <br />A description of the Public Improvements is provided below: <br /> <br /> <br />Street Improvements <br /> <br />The street improvement portion of the Public Improvements consists of the <br /> <br />o <br />construction of perimeter road and thoroughfare improvements, including <br />related paving, sidewalks, retaining walls, signage, and traffic control devices, <br />and the acquisition of related rights-of-way which benefit the Assessed <br />Property. The City has determined that the acquisition of rights-of-way related <br />to road improvements meets the requirements of its current policy on the <br />financing of roadway rights-of-way through public improvement district <br />assessments. The road improvements will be constructed according to City <br />standards. <br /> <br /> <br />Drainage Improvements <br /> <br />The storm drainage improvement portion of the Public Improvements <br /> <br />o <br />consists of the construction of one detention pond, storm drain pipes, culverts, <br />catch basins and appurtenances thereto to appropriately control and covey <br />storm water. The storm drainage improvements will be constructed according <br />to City standards. <br /> <br /> <br />Erosion & Sedimentation Control/Mobilization & General Conditions <br /> <br />The Erosion and Sedimentation Control Measures (temporary BMPs) of the <br /> <br />o <br />Public Improvements will include stabilized construction entrances, silt fence <br />located downstream of all disturbed area, rock berms, inlet protection, and <br />protection of mature trees and vegetation. <br /> <br /> <br />Water Line Distribution <br /> <br />The water improvement portion of the Public Improvements consists of <br /> <br />o <br />construction and installation of waterlines, mains, pipes, valves and <br />appurtenances, necessary for the water distribution system that will service <br />the Assessed Property. The water improvements will be constructed <br />according to City standards. <br />9 <br /> <br /> <br />
