<br /> <br />Wastewater Improvements <br /> <br />The wastewater improvement portion of the Public Improvements consists of <br /> <br />o <br />construction and installation of pipes, service lines, manholes, encasements <br />and appurtenances necessary to provide sanitary sewer service to the <br />Assessed Property. The wastewater improvements will be constructed <br />according to City standards. <br /> <br /> <br />Sewer Lift Stations <br /> <br />The sewer Lift Station portion of the Public Improvements consists of <br /> <br />o <br />construction and installation for Lift Station A of manholes, wet wells, piping, <br />pumps, electrical control equipment and appurtenances necessary to collect <br />wastewater on one side of a geographical highpoint and transporting it across <br />that highpoint to Lift Station B, construction and installation for Lift Station B <br />of manholes, wet wells, piping, pumps, electrical control equipment and <br />appurtenances necessary to collect wastewater on one side of a geographical <br />highpoint and transporting it across that highpoint to a City designated <br />discharge point. All sewer Lift Station improvements will be constructed <br />according to City standards. <br /> <br /> <br />Landscaping – Arterial Roads, Open Space and Trails <br /> <br />The landscape portion of the Public Improvements consists of the installation <br /> <br />o <br />of various landscape improvements along arterial roads. The improvements <br />include: street tree plantings, enhanced landscaping on perimeters and <br />medians, bio-swales in medians (where functionally possible), associated <br />irrigation, street lighting, and hardscape improvements at key locations for <br />wayfinding. The open space and trails system consist of selective clearing and <br />removal of trees or other select (invasive) vegetative cover to enhance the <br />quality and function of the natural drainage areas and open spaces. Other <br />improvements shall include a variety of trails with either; concrete, <br />decomposed granite or natural earth surfacing, throughout the open spaces to <br />provide access to the natural features of the site. Landscaping will include <br />native grasses, wildflowers, trees and shrubs, associated irrigation as <br />required, lighting, fencing or walls if necessary and hardscape improvements. <br /> <br /> <br />Public Safety Facilities <br /> <br />The Public Improvements include an amount not to exceed $500,000, <br /> <br />o <br />associated with the construction of a new Fire Station per the Fire Station <br />Agreement entered into the City and LandownerHighpointe Trace LLC on <br />November 2, 2015. <br />10 <br /> <br /> <br />
