She stated they are at risk to continue existing as <br />a neighborhood. Jacob Montoya, Vice President of the Millview <br />Neighborhood Association, thanked the Satterwhites and Mr. McCrocklin for <br />their efforts to work out differences with the neighborhood. He stated <br />neighborhoods benefit San Marcos and San Marcos needs to protect them. No <br />one else wished to speak, so Mayor Chiu closed the public hearing. Mr. <br />Doiron moved for adoption of the Zoning Ordinance and Mr. Moseley seconded <br />the motion. Mr. Cox asked Mr. Patterson if there was a substantial amount <br />of undeveloped property remaining in this area. Mr. Patterson stated <br />there were a few small pieces still remaining and some on Post Road. Mr. <br />Cox asked Mr. Patterson the status of the Sector 7 Plan, and Mr. Patterson <br />advised the Sector 7 Plan was put on hold until after this zoning issue <br />was resolved. The Council voted unanimously for adoption of this Zoning <br />Ordinance. <br /> <br />Mayor Chiu introduced for consideration a public hearing and adoption of a <br />Zoning Ordinance, the caption which was read as follows: <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, <br />AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY REZONING 3.92 AND <br />4.81 ACRE TRACTS OF PROPERTY LOCATED IN THE 1000 BLOCK OF RIVER ROAD, <br />FROM ~PD" (PRE-DEVELOPMENT DISTRICT) TO ~C" (COMMERCIAL DISTRICT), <br />AND BY REZONING A 3.65 ACRE TRACT OF PROPERTY LOCATED IN THE 1000 <br />BLOCK OF RIVER ROAD, FROM "PD" (PRE-DEVELOPMENT DISTRICT) TO ~C-2" <br />(HEAVY COMMERCIAL DISTRICT); INCLUDING PROCEDURAL PROVISIONS; AND <br />PROVIDING FOR PENALTIES. <br /> <br />Mayor Chiu opened the public hearing and asked if anyone wished to speak. <br />No one did, so Mayor Chiu closed the public hearing.
