She stated they are at risk to continue existing as a neighborhood. Jacob Montoya, Vice President of the Millview Neighborhood Association, thanked the Satterwhites and Mr. McCrocklin for their efforts to work out differences with the neighborhood. He stated neighborhoods benefit San Marcos and San Marcos needs to protect them. No one else wished to speak, so Mayor Chiu closed the public hearing. Mr. Doiron moved for adoption of the Zoning Ordinance and Mr. Moseley seconded the motion. Mr. Cox asked Mr. Patterson if there was a substantial amount of undeveloped property remaining in this area. Mr. Patterson stated there were a few small pieces still remaining and some on Post Road. Mr. Cox asked Mr. Patterson the status of the Sector 7 Plan, and Mr. Patterson advised the Sector 7 Plan was put on hold until after this zoning issue was resolved. The Council voted unanimously for adoption of this Zoning Ordinance. Mayor Chiu introduced for consideration a public hearing and adoption of a Zoning Ordinance, the caption which was read as follows: AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY REZONING 3.92 AND 4.81 ACRE TRACTS OF PROPERTY LOCATED IN THE 1000 BLOCK OF RIVER ROAD, FROM ~PD" (PRE-DEVELOPMENT DISTRICT) TO ~C" (COMMERCIAL DISTRICT), AND BY REZONING A 3.65 ACRE TRACT OF PROPERTY LOCATED IN THE 1000 BLOCK OF RIVER ROAD, FROM "PD" (PRE-DEVELOPMENT DISTRICT) TO ~C-2" (HEAVY COMMERCIAL DISTRICT); INCLUDING PROCEDURAL PROVISIONS; AND PROVIDING FOR PENALTIES. Mayor Chiu opened the public hearing and asked if anyone wished to speak. No one did, so Mayor Chiu closed the public hearing.
