ALPS <br />. f <br />. o ?J I <br />Lynx Property Services <br />Lynx Property Services --- 2101 South I1-1-35, Suite 220 --- Austin, TX 78741 <br />Phone (512) 326-2722 --- Fax (512) 326-2723 ---- Website: lynxpropertyservices. corn <br />Addendum to lease dated <br />October 12, 1999 between San Marcos Center and City of San Marcos WIC <br />Effective October 1St, 2009: <br />Whereas Lessee is current on all rent and obligations under the terms of the lease with a <br />total of 4943 sqft, and, <br />Whereas Lessee wishes to extend the term of the lease and remain in the space, <br />Lessor agrees to extend the term of the lease for an additional two (2) year term <br />beginning at the end of the current lease term (September 30, 2009) and begin another <br />term to commence on October 1St, 2009 and extending until September 30, 2011. <br />Rent payments are due and payable on the first day of every month during the term of the <br />lease. <br />The rental rate will be: <br />Base Rent Triple nets Total <br />Year 1 $3,600 $1,754.76 $5,354.76 <br />Year 2 $3600 TBD <br />In addition to the rental amount, Lessee will pay their own electric bill plus their own <br />water All other terms and conditions to the original lease term will remain in force and <br />effect. <br />This contract is expressly contingent upon the availability of funding, which occurs <br />during an annual statutory budget process followed by the City.
