22015340 Page 3 of 49 <br />A. CD -4 Single Family Community. <br />The following standards shall be applicable to the 5 acre CD -4 Single Family <br />Community: <br />1. Permitted Uses: The following uses allowed in Table 5.1 Land Use Matrix <br />of Section 5.1.1.2 Land Use Matrix of the SMDC shall be permitted within <br />the 5 -acre Single Family Community: <br />a. Single Family Detached <br />b. Two Family <br />c. Single Family Attached <br />d. Accessory Building/Structure <br />e. Accessory Dwelling Unit <br />All other uses allowed in the CD -4 District in Table 5.1 Land Use Matrix of <br />Section 5.1.1.2 Land Use Matrix of the SMDC shall be prohibited. <br />2. Project Density: Maximum Density shall be 8 units per acre for a maximum <br />total of 40 units. Maximum Impervious Cover shall be 70%. <br />3. Dimensional and Development Standards: The 5.00 acre Single Family <br />Community area shall be developed in accordance with the following: <br />Building Type <br />Lot Area <br />Lot Width <br />House SF Detached <br />3,000 sq. ft. min. <br />30 ft. min. / 120 ft. max <br />Duplex Two Family) <br />4,500 sq. ft. min. <br />40 ft. min. / 120 ft. max <br />Townhouse <br />1,500 sq. ft. min. <br />20 ft. min. / 120 ft. max <br />Building Standards <br />Principle Building Height 2 stories max. 35 ft. max. <br />Accessory Structure Height N/A 24 ft. max. <br />Principle Building Square Footage* 1,100 min. 2,400 max. <br />' Minimum square lbotage shall be the minimum conditioned spaos of the dwelling unit. <br />All other standards shall be in conformance with the Dimensional and <br />Development Standards of the CD -4 District. <br />B. MH Micro Home Community <br />The following standards shall be applicable to the 26.789 acre Micro Home <br />Community: <br />1.
