A minimum of 100% of each building, excluding doors, windows, fascia, <br />soffit, trim, handrails, guardrails, decks, columns, etc., shall be masonry <br />consisting of brick, stone, stucco, split face concrete units, faux stone or <br />brick, cementitious fiberboard or a combination thereof. Fascia, trim, <br />columns, soffits, handrails, guardrails, decks, and other similar architectural <br />details may be constructed of wood or other durable natural material. <br />5. E.I.F.S. is not permitted as a building material. If such a finish is desired, <br />stucco on masonry backup or a mechanically fastened system is required. <br />6. Minor changes including, but not limited to, floorplans/layouts, exterior <br />materials, and unit sizes, to the details contained within the Architectural & <br />Design Standards in Exhibit "C" may be approved administratively by the <br />Director of Development Services and/or the Permit Center Manager at the <br />time of building permit approval subject to meeting the standards contained <br />in this Agreement and all other applicable City standards. Any decision of <br />the Director of Development Services and/or the Permit Center Manager <br />may be appealed to the Planning and Zoning Commission. <br />D.
