The muli-family development shall be substantially similar to Exhibit F attached hereto <br />as a Concept Plan for Phase 1 Multi -Family. Adjustments to this site plan that are <br />required by City Staff in order to bring the plan into more conformance with applicable <br />City Codes shall beapproved bvCity Planning Director. <br />E. Architecture and the built environment are important elements <br />hothe development ofthe Project. Due tothe importance ofthese e|ements, all architectural <br />styles should produce a cohesive visual framework vvhiky maintaining architectural variety. All <br />architecture should reflect high quality and oraftsmnanship, both indesign and construction. The <br />use of unusual shapoo, oo|oro, and other characteristics that cause disharmony should be <br />avoided. A Texas Hill Country style should be reflected through the use of natural materials and <br />textures. <br />Achieving a high quality of architectural design for all buildings within the Development is <br />considered principalgoal ofthese design ebandands. Avariety oflot and dwelling types within <br />the neighborhood should be encouraged. Careful design of neighborhood can nlin different <br />housing types and price ranges. Reflecting the vision of the Project, theme development <br />standards call for exterior materials that express the natural environment and range of natural <br />materials found in Central Texas. <br />The Owner shall record deed restrictions regulating the development of the Property which deed <br />restrictions oho|| incorporate the standards and requirements of this section E. The deed <br />restrictions shall be enforceable bvahomeowner's association created bvthe Owner and shall <br />besubject tothe provisions ofSection 1.OS. <br />1. Project Residential Architectural Design Standards <br />a. A minimum of 10096 of each residence on a Single Family Residential Estate lot in <br />accordance with Section 1.04.C.1. excluding doore, vvindovve, foaoia, thm, handoai|a, <br />guardrails, decks, columns, etc., shall be masonry consisting of brick, stone, stucco or a <br />combination thereof. <br />b. Aminimum of8O96ofeach residence onthe lots identified inSection 1.04.C.2 -1.04.C.6. <br />excluding dooro, vvindovvu, fauoiu, binn, handnmi|o, guardroi|a, dooko, oo|unnns, etc., uhm|| <br />bemasonry consisting ofbrick, stone, stucco oracombination thereof. <br />o. The number of primary exterior materials ehmU be limited to three (3) excluding <br />architectural accent features, roof materials, and windows or doors. <br />d. Exterior facades shall have a variety of earth tone colors inc|uding, but not limited to, <br />reds, browns, light tans, natural and warm whites (stark whites shall be prohibited), buffs, <br />beiges, creams and regionally quarried stone colors. <br />e. All facades of a building shall be of consistent design and treatment unless the building <br />facade is not visible from public view. <br />t The use of window owninga, overhangs and shutters is encouraged. K8aberio|o and <br />colors shall bethe same orcomplimentary tothe exterior ofthe building. <br />g. All single family detached dwellings are encouraged tohave front porches orporticos. <br />h. Detached garages are permitted and encouraged. <br />i. Detached garages with second level dwelling units are permitted provided, however, that <br />second level dwelling units and the primary structure shall be on a single service meter <br />and the occupancy namthcUone of the City's LDC prohibiting occupancy by more than <br />more than two unrelated persons will apply. <br />j Corner dwelling units shall present a fagade that is consistent in design and architecture <br />boboth streets. <br />k. Corner dwelling units are encouraged bzhave wrap around porches. <br />i Corner lots shall have landscaping that is consistent in design and treatment on both <br />street frontages. <br />m. Pool and HVAC equipment on corner lots shall he located on the interior side or rear <br />3591485.1 <br />
