MILLICAN ET UX TO <br />L.O. BACKUS DATED MARCH 10, 1978 AND RECORDED IN VOLUME 307 PAGE 319 OF <br />THE HAYS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED <br />BY METES AND BOUNDS AS FOLLOWS: <br />BEGINNING at a 1/2" iron rod found with a plastic cap stamped "B&A RPLS 2633" for the west corner <br />of this tract, the Backus tract and Triple Crown Run and for the north corner of a that tract described as <br />248.711 acres in a deed from the San Marcos River Foundation, Inc. to the City of San Marcos dated <br />August 13, 2018 and recorded in Hays County Instrument Number 18028923 in the Hays County Official <br />Public Records, and being in the southeast line of that tact described as 4.02 acres in a deed from Hanno <br />Guenther et ux to Michael A. Guzaldo dated October 22, 1979 and recorded in Volume 333, Page 361 of <br />the Hays County Official Public Records and being in the southeast line of the Tract 20 of the unrecorded <br />subdivision of County Estates, Section Four; <br />THE, leaving the City of San Marcos tact and the PLACE OF BEGINNING as shown on that plat <br />numbered 28144-22-3-b dated December 20, 2022, as prepared for the City of San Marcos by Byrn & <br />Associates, Inc. of San Marcos, Texas with the common northwest line of the Backus tract and Triple <br />Crown Run and southeast line of the Guzaldo tract and Tract 20, County Estates, Section Four and its <br />extension, N 38° 42' 06" E 49.94 feet to a 1/2" iron rod set for the common north corner of this tract, the <br />Backus tract and Triple Crown Run and west corner of that tract described as 2.63 acres in a deed from <br />Robert E.
