THENCE with said common line, S 45° 39' 22" W 51.74 feet to a to 1/2" iron rod found in the northeast <br />line of the City of San Marcos tract and for the common southeast corner of this tract, the Backus tract <br />and Triple Crown Run and the west corner of the Hageman tract and Tract 8 of Backus Estates; <br />THENCE with the common southwest line of this tract, the Backus tract and Triple Crown Run and the <br />northeast line the City of San Marcos tract the following two courses: <br />1. N 560 37' 16" W 276.79 feet to a 1/2" iron rod found, and <br />2. N 660 23' 12" W 60.55 feet to the PLACE OF BEGINNING. There are contained within <br />these metes and bounds 0.38 of an acre, more or less, as prepared from public records and a <br />survey made on the ground on during December, 2022 by Byrn & Associates, Inc. of San Marcos, <br />Texas. All 1/2" iron rods set are capped with a plastic cap stamped "Byrn Survey".
