Section 7.11 Street Trees. Street trees shall refer to trees that are located within the public right-of-way within <br />the landscape buffer area that separates the sidewalk from travel lanes or on -street parking. All streets constructed <br />within and adjacent to Cotton Center shall provide street trees and shall be further subject to the requirements <br />listed below as shown on Exhibit E-2 and further described below. <br />A. Boulevard, Street Tree, and Tree Requirements. <br />1. Street trees shall be provided within the landscape buffer zone(s) of 4 -Lane Boulevards at a rate of one <br />(1) shade tree per 50 lineal feet of street frontage and be spaced at 50' on center; minimum 2 inch <br />caliper. <br />2. Street trees shall be provided within the landscape buffer zone(s) of 2 -Lane Boulevards, and when used <br />as a Neighborhood collector road at a rate of one (1) shade tree per 50 lineal feet of street frontage and <br />be spaced one at 50' center; minimum 2 inch caliper. <br />3. Center medians shall be landscaped with low maintenance drought tolerant plants. <br />B. Avenue Street Tree Requirements. <br />1. Industrial Uses abutting Avenues: Street trees shall be provided at a rate of one (1) shade tree per 50 <br />lineal feet of street frontage and be spaced at 50' on center; minimum 2 inch caliper. <br />2. All other Uses Abutting Avenues: Street trees shall be provided at a rate of one (1) shade tree per 50 <br />lineal feet of street frontage and be spaced at 50' on center; minimum 2 inch caliper. <br />C. Neighborhood Street Tree Requirements. <br />1. Street Trees shall be provided on residential lots 50 feet in width or less located along a Neighborhood <br />Street, at a rate of one (1) shade tree per lot; minimum 2 inch caliper. <br />2. Street Trees shall be provided on residential lots greater than 50 feet in width located along a <br />Neighborhood Street, at a rate of one (1) shade tree per 50 feet of street frontage. In any case when the <br />presence of a driveway makes it difficult to place street trees, required street trees shall be placed within <br />the front yard setback. <br />D. Installation and Maintenance of Street Trees. <br />1. Street Trees located along all Boulevards and Avenues (i.e. not Neighborhood Streets) shall be <br />maintained by the HOA and be watered with an HOA installed, monitored and maintained irrigation <br />system for a minimum of two (2) years. <br />2. Street Trees along Neighborhood Streets are covered under the 2 year maintenance bond required by the <br />City. <br />
