Use the Premises in any way that would increase insurance premiums, or void <br /> insurance on the Building. <br /> B.2f. Change Landlord's lock system without prior approval of Landlord. <br /> Mg. Alter the Premises without Landlord's consent. <br /> B.2.h Allow a lien to be placed on the Premises arising from work performed, materials <br /> furnished, or obligations incurred by tenant. <br /> B.2.z Assign this lease or sublease any portion of the Premises without Landlord's written <br /> consent. <br /> B.2j Place any signs on the Premises or Building without Landlord's written consent. <br /> C. Landlord's Obligations <br /> C.1. Landlord agrees to - <br /> C.I.a Lease to Tenant the Premises for the entire Term beginning on the <br /> Commencement Date and ending on the Expiration Date. <br /> CM Obey all laws relating to Landlord's operation of the Building and Common <br /> Areas. <br /> C.l.c. Provide the Essential Services. <br /> CM Repair, replace, and maintain the (i) roof, (ii) foundation, (iii) Common Areas, <br /> (iv) structural soundness of the exterior walls, doors,windows, and interior corridors (including <br /> walls/doors/glass/windows), (v) leasehold improvements within the tenant's leased premises only <br /> as required by Section D.5. of this Lease, and (vi) other structures or equipment serving the <br /> Premises outside of the Tenant's Suite. Landlord will pay for major systems repairs (HVAC, <br /> plumbing, electrical) over$1,000. <br /> C.l.e. Provide Tenant promptly after receipt of a written request from Tenant with a <br /> reconciliation of Tenant's Pro Rata Share of the actual Operating Expenses incurred by Landlord <br /> during the preceding calendar year and the estimated Operating Expenses paid by Tenant for the <br /> same period and reimburse Tenant for the amount of any estimated Operating Expenses paid by <br /> Tenant in excess of Tenant's Pro Rata Share of actual Operating Expenses for the preceding <br /> calendar year. <br /> C.If. Provide Tenant with detailed invoices for all heating, air-conditioning, and <br /> electrical charges in excess of the Essential Services for which Landlord is entitled reimbursement. <br /> -5- <br />
