PASO ROBLES - Residential Architectural Standards <br />DESIGNING LIVABLE COMMUNITIES AT PASO ROBLES <br />The following are some of the essential concepts and planning principles for creating more pedestrian friendly <br />and livable communities in Paso Robles. <br />• A variety of dwelling types within the neighborhood should be encouraged. Careful design of a neighborhood <br />can mix different housing types and price ranges. <br />• The Community Centers and Golf Club House will provide many of the recreational needs of the residents <br />and will be centrally located within Paso Robles and be very accessible to residents via sidewalks and bike <br />paths, as well as by a variety of connecting local roadways. <br />• The streets within the neighborhood are often connected, but this traffic network will be designed very <br />carefully to minimize cut -through as it will be very important to keep these streets as pedestrian friendly as <br />possible. <br />• The streets are the key to neighborhood design; streets are relatively narrow and planted with shade trees. <br />These features slow down traffic and create an environment that favors the pedestrian and encourages <br />bicycling. Porches or entry porticos on the houses are encouraged and will make a big difference to pedestrian <br />scale and add interest to the street. <br />• Rear and side elevations of homes that face common areas, open space with trail system areas and golf course <br />areas shall be treated with the same attention as front elevations. Offsets on the floor plan, roof line variation, <br />variation in wall heights, covered patios and window and door treatments will be encouraged by the DRB. <br />• Some internal village streets may have housing on one side of the street facing an open space amenity similar <br />to older downtown communities. <br />• Homes on Open Space with no R.O.W. may be serviced by a street, alley or private drive. <br />• A maximum of two lots may be consolidated for the purpose of constructing a single building. <br />• Buildings on corner lots shall be sited and designed so that they present attractive elevations to both streets. <br />Building and landscape elements, house massing, wrap -around porches, facade compositions and other design <br />strategies should be employed. <br />Paso Robles <br />MASTER PLANNED COMMUNITY <br />
