PASO ROBLES - Residential Architectural Standards <br />SINGLE FAMILY HOUSING DESIGN PRINCIPLES <br />The Paso Robles Community was designed in the Hill Country theme. Architecture which reflects this theme is <br />encouraged, whether in the many versions of historical Texas Hill Country architecture, the architecture of French <br />Provence, Tuscany or the coastal hill country of the Mediterranean. <br />The architectural standards are established so that Paso Robles may enjoy a level of consistency from one house <br />to the next and benefit from the natural advantages of its location. While Paso Robles does not limit the <br />architecture within the community to specific architectural styles, it is important that each home represent a <br />clearly defined style of architecture and remain true to the elements, forms, rooflines and details of the intended <br />style. <br />• Homes shall have elevated front porches or porticos. <br />• Front setbacks that vary from 2' to 6' from home to home and a variation of lot widths within each section, <br />block or street will be encouraged to improve the street scene and to create more pedestrian friendly streets. <br />• Detached garages can be utilized. <br />• Garages with second -level granny flats will be permitted. <br />• Granny flat and primary structure shall be on single service meter. <br />• Corner units shall present a "front" facade to both streets. Wrap around corner porches are encouraged on <br />corner lots. <br />• Landscaping on a corner lot shall also present a "front" facade treatment to both streets. <br />• Diversity in housing types will be encouraged. <br />• Main building entrances or individual unit entrances shall be well lit and easily accessible. <br />• Pool and A/C equipment on corner lots must be located on interior side property line. <br />• Trash and waste containers shall be located within the garage and/or an area in the rear yard screened from the <br />public view. <br />• More than three materials will be discouraged for a single building. Materials and colors shall not stop at an <br />outside edge but rather terminate in an inside corner or should coincide with the overall massing of the design. <br />• When more than 12 inches of foundation is visible exposed foundation should be provided with masonry, <br />painted or finished with stucco. <br />• Roof colors, patterns and materials must vary with the architectural styles resulting in diversity in the street <br />scene. <br />• A separation of at least four lots should be maintained for repeating models unless the architectural style or <br />the color palate is varied. <br />• Diversity in the street scene will be encouraged. Not more than 25% of homes within a block should be of the <br />same model, architectural style and color palate. <br />• No glass block will be permitted on walls adjacent to a right -or -way. <br />• Window banding must wrap into jambs, headers and sills with continuous paint color or material. Window <br />treatments shall be applied to all four elevations of the homes, not just to front elevations. <br />• Garage tandem parking will be permitted. <br />• Fences and privacy walls will be permitted, subject to the review and approval of the design review board. <br />• Accessory buildings, if built, shall be subject to these same principles. <br />Paso Robles <br />MASTER PLANNED COMMUNITY <br />2 <br />
