Design- <br /> Builder will provide a preliminary technical memorandum summarizing the anticipated <br /> cost and schedule impacts of each funding source option. <br /> Task 7 Deliverables: <br /> • Baseline Project Cost Model Package <br /> • Design and Cost Trend Logs <br /> • Draft Procurement and Buyout Plans <br /> Task 7 Assumptions: <br /> • The pre-qualification process, solicitation and ultimate selection of vendors and <br /> subcontractors will be jointly agreed by the Owner and the Design-Builder <br /> • GMPs may include a combination of bid package solicitations and estimate build- <br /> ups for various components of the Work. <br /> • Self-performed packages for the Work will be built up on an open-book basis for <br /> labor and materials. <br /> Task 8 - Phase 2 Price Proposal (GMP) Development <br /> 1. Prepare a detailed GMP Proposal, meeting the requirements described in <br /> ARTICLE 1.3 of the Progressive Design Build Agreement with an open-book line- <br /> item cost breakdown on subcontracted and self-performed work, contingency <br /> (with its basis), and any clarifications, assumptions, or qualifiers based on the <br /> 60% design milestone(s). <br /> 2. Lead collaborative review of GMP Proposal. Assume multiple 4-hour workshops <br /> with the Owner to review details of Proposal, including, but not limited to, results <br /> of procurement activities, differences from previous Cost Models, work <br /> approaches that serve as the basis for production rates and activity durations, <br /> basis for proposed contingency, etc. Assume participation by the Design- <br /> Builder's major subcontractors (if part of the Project Team), as appropriate. <br /> Task 8 Deliverables: <br /> • GMP Proposal(s) <br /> Task 8 Assumptions: <br /> • The Owner has an encumbrance schedule that must be followed prior to required <br /> City Council authorizations to issue debt for any GMP(s) <br /> 15 Exhibit B — Phase 1 Scope of Services <br />
