<br />0.243 OF ONE ACRE OF LAND BEING MORE PARTICULARLY DESCRIBED BY METES AND
<br />BOUNDS AS FOLLOWS AND AS SHOWN ON THE ATTACHED SKETCH:
<br />BEGINNING at a 5/8 inch iron rod with cap marked "MWM" set in the proposed curving
<br />southwesterly right-of-way line of McCarty Lane (R.O.W. varies), same being in the
<br />northwesterly line of said Perez tract and in a southeasterly line of the 136.3 acre
<br />tract conveyed to the Edmund Jaster Hays County Partnership by deed recorded in Volume
<br />1276, Page 880 of the Official Public Records of Hays County, Texas and in Document
<br />9620339 of the Official Public Records of Hays County, Texas, for the Point of Beginning
<br />and the most northerly corner of the herein described tract of land having Texas State •
<br />Plane coordinate (South Central Zone, NAD 83(93)HARN, U.S. feet, Combined Scale Factor of
<br />1.00012) values of N=13850147.56, E=2298546.42, same also being South 44°08'01" West, a
<br />distance of 62.61 feet from a 4 inch concrete monument found in the existing
<br />southwesterly right-of-way line of McCarty Lane (R.O.W. varies) at the most northerly
<br />corner of said Perez tract;
<br />1) THENCE, leaving the northwesterly line of said Perez tract and a southeasterly
<br />line of said Edmund Jaster Hays County Partnership tract and crossing said Perez tract,
<br />with the proposed southwesterly right-of-way line of McCarty Lane, along said curve to
<br />the left of 1728.00 feet radius, an arc distance of 185.12 feet, having an angle of
<br />intersection of 61108117" (the long chord of said curve bears South 65°57'43" East, a
<br />distance of 185.03 feet), to a 5/8 inch iron rod with cap marked "MWM" set in the
<br />existing southwesterly right-of-way line of McCarty Lane and in the northeasterly line of
<br />said Perez tract, for a corner;
<br />2) THENCE, South 46°11'10" East, a distance of 238.92 feet, with the existing
<br />southwesterly right-of-way line of McCarty Lane and the northeasterly line of said Perez
<br />tract to a calculated point for the most easterly corner of the herein described tract of
<br />land, from which a railroad spike found at the most easterly corner of said Perez tract
<br />bears South 46°11'10" East, a distance of 977.18 feet;
<br />3) THENCE, South 43°48'50" West, a distance of 25.00 feet, leaving the existing
<br />southwesterly right-of-way line of McCarty Lane and a northeasterly line of said Perez
<br />tract, and crossing said Perez tract, to a calculated point for the most southerly corner
<br />of the herein described tract of land;
<br />4) THENCE, North 46°11'10" West, a distance of 233.88 feet, to a calculated point at
<br />the point of curvature of a non-tangent circular curve to the right; •
