Easement Area: All of the 0.098 acre, more or less, tract ofland out of the J.M Veramendi League No, 2, in the City of San Marcos, Hays County, Texas, as described more specifically in the metes and bounds description attached as "Parcel 7" Reservations From and Exceptions to Conveyance and Warranty: Grantor, for the consideration, grants, seIls and conveys to the Grantee an easement for pubJic drainage . purposes within, across, through and over the Easement Area, together with the right to construct, place, install, reconstruct, replace, alter, excavate, fill, operate and maintain drainage improvements, and all associated equipment, facilities and appurtenances upon, over, across, through and under the Easement Area, and the free and uninterrupted right of the Grantee for access within, across, through and over the Easement Area at all times for purposes of operating and maintaining the drainage improvements, to have and to hold it to Grantee and Grantee's successors or assigns forever.
