SAN MARCOS DESIGN MANUAL <br />The San Marcos Design Manual applies to new development, improvements, land, structures, <br />construction, substantial modifications, uses, buildings, and lots, both public and private. Appendix <br />C contains the Historic District and Local Landmark Design Guidelines. It addresses the document's <br />purpose, provides guidance on renovating previous modifications, commercial buildings, residential <br />buildings, new construction in historic districts, priority planning, maintenance, and relevant <br />references. City Staff and the HPC use these rules and guidelines in decision making processes, such <br />as the approval of COAs. <br />HPC should refer to old photographs and physical evidence of design <br />and details as available. <br />RENOVATING Commercial: Reestablish storefront relationship to sidewalk; replace <br />PREVIOUSLY MODIFIED modified storefronts with appropriate materials and proportions; <br />BUILDINGS open blocked windows; reinstall canopies. <br />Residential: Return porch to original design; replace modified <br />columns with compatible materials and design; consider restoring <br />replaced elements such as siding and windows. <br />Maintain overall height, width to height ratio, relationship to the street, <br />NEW CONSTRUCTION established rhythms of the structural piers, etc. <br />Seek guidance and assistance early in a project. <br />Prioritize the most important work, identify character defining features, <br />RENOVATION retain as much original building material as possible; match material, <br />dimension, and profile of unrepairable features; focus on what will <br />extend the life of the building. <br />Use gentle cleaning methods, never sandblast. <br />MAINTENANCE Perform regular maintenance tasks such as roof, gutter, and <br />downspout cleaning; clean and repair windows as needed; repaint; <br />ensure canopies and signs are secured. <br />Historic Courthouse Square at night <br />106 SAN MARCOS HISTORIC PRESERVATION PLAN (2026) <br />
