More than 3,300' of 100' R.O.W. will be <br />dedicated for a future city loop. The location, <br />R.O.W. requirements and and geometry have been <br />coordinated with City staff. <br />b. Planned regional drainage and detention will <br />handle storm water runoff. <br />c. Parkland is located adjacent to the San Marcos <br />River. These locations will leave areas of <br />unique and natural beauty as permanent/open <br />space. Preservation of the open space is <br />provided through a parkland restriction. <br />Proposed restrictions include trash clean-up and <br />extensive manicuring of Pecan and Oak trees. <br />This parkland is truly a unique environmental <br />amenity within the development. <br />d. Dr. James Garber, City Archeology Consultant, <br />recommends futher investigation be performed for <br />archeological site 41 HY 178. Dwyer/Sanders <br />Companies agrees to sponsor an archeological dig <br />to investigate and preserve, where possible, <br />this site. <br />e. This project integrates several diverse land <br />uses into a unified neighborhood.
