Areas abutting the San Marcos River <br />will be dedicated as park land. This park land is designed to <br />conserve the natural resources of the river. Proposed <br />development will simultaneously comply with the San Marcos River <br />Corridor Ordinance. <br /> <br />This planned development district includes, single family, <br />duplex, multi-family and zero lot line residences. These areas <br />will afford a variety of living environments. Common open space <br />and parks will integrate with residential areas. Bufferyard lots <br />and easements are designated to mitigate negative impacts from <br />non-residential areas. <br /> <br />II.
