This request is <br />based upon the following descriptions and justifications: <br /> <br />A. <br /> <br />Common/Open Space (602) <br /> <br />Riverchase is conscientiously planned around the natural <br />beauty of the San Marcos River. Approximately 33.6 acres <br />of park land buffer the San Marcos River from the project. <br />An additional 5.44 acres of common/open space are distributed <br />throughout this P.D.D. This common/open space is tabulated <br />on the landscape plan and includes pocket parks and bufferyard <br />lots of one-half (0.5) acre or more. Therefore, a density <br />increment bonus is requested for 39.03 acres. <br />
