The internal street design <br />enables residential access with a minimum of indirect <br />travel. Two separate access points are provided via <br />Riverchase Parkway and Cyrstal River Parkway. Crystal <br />River Parkway is located in accordance with the City of San <br />Marcos Master Thoroughfare Plan. This 100' R.O.W. <br />arterial interconnects with an adjacent subdivision; the <br />Hills of Hays. Seventy-five percent (75%) of the dwelling <br />units are within one quarter mile of a 60' R.O.W. <br />collector. For the above mentioned reasons we request the <br />five (5) percent density increment bonus. <br />
