<br />( D) <br />(1 ) <br /> <br />(2) <br />(3) <br /> <br />(4) <br />(5) <br /> <br />(6) <br />(7) <br /> <br />-15- <br /> <br />Area regulations: <br /> <br />Minimum lot area: <br /> <br />4,000 square feet. <br /> <br />Minimum lot frontage: <br /> <br />35 feet. <br /> <br />Minimum lot width: <br /> <br />40 feet. <br /> <br />Minimum lot depth: <br /> <br />85 feet. <br /> <br />Minimum depth of front setback: <br /> <br />20 feet. <br /> <br />Minimum depth of rear setback: <br /> <br />10 feet. <br /> <br />Minimum width of side setback: The dwelling may be <br />constructed with a zero side yard on one side, and a <br />side yard of not less than ten (10) feet extending the <br />full depth of the lot on the other side. A five (5) <br />foot wide maintenance, drainage, and roof over-hang <br />easement extending the full depth of the lot shall be <br />designated along the side property line which abuts the <br />zero side yard on an adjacent lot, and which shall be <br />indicated on the subdivision plat. In all cases there <br />shall be at least a ten (10) foot side yard on corner <br />lots where adjacent to a street right-of-way or alley. <br />Under no circumstances shall the separation between two <br />zero lot-line dwellings, or between a zero lot-line <br />dwelling and any other type of principal building on an <br />adjacent lot, be less than ten (10) feet. <br /> <br />(E) Access to parking: A twenty (20) foot paved alley must <br />be provided for ingress and egress to all rear garages. <br /> <br />(F) Accessory buildings: No accessory building as permitted <br />herein, shall occupy more than forty (40) percent of the required <br />rear yard. Accessory buildings shall be set back three (3) feet <br />from the rear property line provided, however, that where the rear <br />lot line is the line of an alley twenty (20) feet or more in <br />width, no setback shall be required. No accessory building may be <br />closer than ten (10) feet to the main building in the rear yard. <br />Accessory buildings shall not be allowed in front or side yards. <br /> <br />PART 21.
