<br />-5- <br /> <br />(B) The following structures and uses shall be exempt from <br />the provisions of this Ordinance: <br /> <br />(l) <br /> <br />(2) <br /> <br />Poles, wires, cables, conduits, vaults, laterals, pipes, <br />mains, valves, or other similar equipment for <br />distribution to consumers of publ ic utility and <br />communication services, but not including substations <br />and towers located on or above the surface of the ground <br />\AThich are permitted only in non-residential districts; <br />and, <br /> <br />Railroad tracks, signals, bridges, and similar <br />facilities and equipment located on a railroad <br />right-of-way, and maintenance and repair work on such <br />facilities. <br /> <br />PART 8. That Section 7 <br />adopted in its place: <br /> <br />is repealed and the <br /> <br />following is <br /> <br />Section 7. Newly annexed territory. <br /> <br />All territory annexed to the City of San Marcos shall be <br />un zoned until reviewed by the Zoning Commission and zoned by the <br />City Council to a classification which is in conformance with the <br />Master Plan. <br /> <br />No building permit shall be issued for unzoned property. <br /> <br />PART 9. That Section 8(C) is repealed and the following is <br />adopted in its place: <br /> <br />Section 8. PD Predevelopment District. <br /> <br />(c) <br />(1 ) <br /> <br />(2) <br /> <br />( 3) <br />(4) <br /> <br />Specific uses, in accordance with Section 35: <br /> <br />Single-family dwelling and accessory <br />unrelated to activities in subsection <br />section. <br /> <br />uses that are <br />(B)(l) of this <br /> <br />A mobile home on an unsubdivided tract for a period not <br />to exceed one (1) year unless renewed or extended by the <br />commission. <br /> <br />Home occupation. <br /> <br />Group home. <br /> <br />PART 10. <br /> <br />That Section 8(D) is repealed. <br /> <br />PART 11. That Section 8(E) is repealed and the following is <br />adopted in its place: <br /> <br />(D) <br />(1 ) <br /> <br />(2 ) <br /> <br />(3) <br />(4 ) <br /> <br />(5 ) <br /> <br />(6) <br /> <br />Area requirements: <br /> <br />Minimum lot area: <br /> <br />43,560 square feet. <br /> <br />Minimum lot width and lot frontage on a publ ic street: <br />150 feet. <br /> <br />Minimum lot depth: <br /> <br />200 feet. <br /> <br />Minimum depth of front setback: <br /> <br />40 feet. <br /> <br />Minimum depth <br />depth. <br /> <br />of <br /> <br />setback: <br /> <br />20 per <br /> <br />of <br /> <br />lot <br /> <br />cent <br /> <br />rear <br /> <br />Minimum width of side setback: <br /> <br />(a) <br />(b) <br /> <br />Internal lot: 20 feet. <br />Corner lot: 25 feet. <br />
