<br />-4- <br /> <br />Mobile home: A manufactured, detached structure not meeting <br />the one and two-family dwelling requirements of the adopted <br />building code, but which is originally designed, constructed, and <br />used for year-round occupancy as a complete single-family <br />dwelling, is mounted on a permanent chassis with wheels attached <br />to it and which is transportable in one or more sections. This <br />definition does not include travel trailers, pick-up coaches, <br />motor homes, camping trailers or other recreational vehicles, or <br />modular homes. <br /> <br />Mobile home park: A development of three or more approved <br />mobile home spaces arranged on a tract of land in which the <br />occupants of the mobile homes are not the owners of the land. <br /> <br />Mobile home subdivision: A subdivision designed and intended <br />primarily for sale of lots for permanent mobile home occupancy. <br /> <br />Modular home: A manufactured home which is designed to be <br />structurally mounted on a permanent foundation, and which uses <br />standard building materials and electrical, plumbing, and <br />mechanical systems which comply with the applicable building <br />code. A modular home shall be considered the same as a <br />single-family detached dwelling unit for the purpose of <br />regulation. <br /> <br />Pre-elementary school: A public or private establishment <br />enrolling children, the majority of whom are less than six years <br />old, and whose purpose is primarily educational in nature. <br /> <br />Sight triangle: An area at the intersection of two streets, <br />or a street and private driveway, which must remain clear of <br />obstacles in order to facilitate vehicular safety. <br /> <br />Sign: Any surface, fabric, device, or display situated <br />outdoors, or indoors affixed to a window, or located within l2 <br />inches from a window facing the exterior, which is used to inform <br />or give direction, or to advertise, or identify an object, person, <br />institution, organization, business, product, service, event, or <br />location by any means, including words, letters, numbers, symbols, <br />figures, motion, or illumination. <br /> <br />Townhouse: One of a group of no less than two or more than <br />eight single-family attached dwelling units sharing a common wall <br />with one or more of the adjoining units. Each dwelling unit is <br />located on a separate lot. <br /> <br />Two unit townhouse: One of two single-family attached <br />dwelling units sharing a common wallwith each other, whereby each <br />dwelling unit is located on a separate lot. <br /> <br />Zero lot-line dwelling: A single-family detached dwelling <br />unit which is located such that one exterior wall may not have a <br />setback along a side property boundary. <br /> <br />PART 6. That the last sentence in Section 5(D) is repealed <br />and the following is adopted in its place: <br /> <br />A fee, as established by the City Council, <br />for each master plan amendment requested. <br /> <br />shall be charged <br /> <br />PART 7. Prohibited uses and exempted uses. <br /> <br />(A) On and after lawful adoption of this Ordinance, no land <br />shall be used, and no building shall be erected for or converted <br />to any use or physical configuration, other than as provided in <br />the regulations prescribed for the district in which it is located <br />except as may be provided as an exception. <br />
