development of a disc golf (Frisbee golf) course within the proposed Parks, Recreation <br />and Open Space Easement area. <br />The Project Site will also be providing for the dedication of a significant natural <br />greenbelt area between the proposed development and the existing low density <br />residential on the south and west property boundaries. This proposed buffer is not <br />required under the current zoning classification and would otherwise not be provided. <br />The PDD process will guarantee the provision for extensive natural buffering between <br />adjacent uses. <br />In addition to the natural greenbelt area identified above, the Project Site will provide for <br />a minimum 300 foot height restricted setback adjacent to the existing low density <br />residential on the south and west property boundaries. No buildings greater than two <br />(2) stories in height shall be permitted within the 300 foot height restricted setback. This <br />setback is being provided to ensure additional compatibility with surrounding uses. <br />Part 2. Land Use Designation <br />2.01. Base Zoning — Mixed Use District (MU). This zoning district is intended to <br />provide for a mixture of retail, office, and residential uses in close proximity to enable <br />people to live, work, and purchase necessities in a single location. The proposed <br />Project Site will have a maximum density that will not exceed 5.5 units per gross acre. <br />Clustering of units shall be permitted within the developable area at a maximum density <br />of 12 units per net developable acre. Net developable acreage shall be defined as the <br />gross area of the project site less the proposed "Natural Greenbelt Area" and the park, <br />recreation and open space areas identified on the Concept Plan. The City of San <br />Marcos Land Development Code states that the key concepts that should be <br />acknowledged through development within MU Districts include the permitting of all <br />types of residential uses, central green spaces, and outside spaces. This PDD will be <br />providing for ample green space through the dedication of approximately 36 acres of <br />parks, open space and recreation easement area as well as providing for a minimum <br />205 foot natural greenbelt area as previously described. <br />The Future Land Use Map designates the Project Site as Low Density Residential (3 -6 <br />DU /acre), Very Low Density Residential (0 -3 DU /acre) and Open Space. The Project <br />Site lies within Sector 9 on the City's Sector Plan. The City currently has not adopted a <br />Sector 9 Plan. The LDC recommends a Future Land Use designation of Mixed Use <br />(MU) for any property that is zoned MU District. While the overall proposed gross <br />density on the Project Site will meet the requirements for low density residential, a <br />Future Land Use Amendment is required to have the proposed zoning consistent with <br />the Future Land Use Map. The maximum gross density on the project site for all <br />residential uses shall not exceed 5.5 units per gross acre. Clustering of residential units <br />shall be permitted within the developable area at a maximum density of 12 units per net <br />developable acre.
