2.02. PDD Restrictions on Land Use. The Project Site will be developed in a unified <br />manner for uses indicated as permitted or conditional in the base MU District except as <br />amended by Sections 3.02 to 3.06 below. All other uses not identified as permitted or <br />conditional within this PDD shall be prohibited. <br />Part 3. Land Use Restrictions <br />3.01. Generally. As stated above, the base zoning for the Project Site will be the MU <br />District, however the provisions of Section 4.3.1.2 of the Land Development Code that <br />would otherwise allow fraternity houses, sorority houses, boarding houses, dormitories, <br />and multifamily apartments in a Mixed Use zoning District with a conditional use permit <br />shall be inapplicable to this site. No portion of the site shall be used for fraternity <br />houses, sorority houses, boarding houses, dormitories, or multifamily apartments land <br />uses without approval of a petition for a zoning map amendment by ordinance of the <br />San Marcos City Council._ Except as otherwise amended, modified or supplemented in <br />these Development Standards, all regulations applicable to that base zoning district will <br />apply to the Project Site. The Project Site will be restricted to the uses identified in <br />Section 2.02 above and 3.02 — 3.06 below. <br />3.02 Permitted Residential Uses. The following chart illustrates those residential uses <br />that are permitted by right within the Project Site: <br />Development Areas 1 and 2 <br />Community Home <br />Duplex / Two - Family / Duplex Condominiums* <br />Four Family (Quadraplex) or Three Family (Tri- Plex)* <br />Loft Apartments <br />Single Family Detached House <br />Single Family Industrialized Home <br />Single Family Townhouse (Attached) <br />Single Family Zero Lot Line / Patio Homes <br />Development Area 3 <br />None <br />* May require Conditional Use Permit. <br />Refer to Section 3.06 for Occupancy Restriction limitations <br />3.03 Permitted Nonresidential Uses.
