-3- 4. Provided, however, that the provisions of this section shall not be construed to prohibit the issuance of the following types of permits: a. Permits for attached or detached single-family residences and duplexes constructed prior to March 10, 1975 (the date of adoption of the City of San Marcos comprehensive subdivision ordinance) where the permi t is for accessory buildings, additions, remodeling, repair or demolition or for replacement of existing construction to be demolished. However, there shall be an approved and recorded plat prior to issuance of permits for new, non-replacement single-family homes or duplexes. b. Permits for multi-family residential or non-residential remodeling or repair which: ( 1) ( 2) Do not result in building expansion. Do not cause a change in use which resul t.s in increased impact on the Cityts infrastructure. ( 3) Are for buildings constructed prior to March 10, 1975. c. Demol i t.ion permits. PART 3. That this Ordinance shall be in effect ten (10) days from and after it.s passage, and it shall be published in a newspaper of general circulation in the area as required by the Charter of the City of San Marcos, Texas.
