o <br />Develop a San Marcos Clean and Beautiful program and encourage <br />San Marcos Area Chamber members to become active in the <br />campaign by participating and/or investing in its programs, including <br />Adopt-A-Road, neighborhood cleanups, and service days. <br />o <br />Partner with the Code Enforcement Task Force on efforts related <br />overall neighborhood aesthetics and beautification. <br /> <br /> <br />The affordability and availability of different components of th <br />significantly impact the type of residents Greater San Marcos is <br />attract. A lack of mid- to high-income housing is a serious inhibitor to recruiting <br />higher wage employers. Greater San Marcos has an urgent need for professional and <br />executive level housing for higher wage earners. Additionally, affordability is said to <br />be a local concern as prices beyond the reach of many low-skill sector workers and <br />early-career professionals. Public and private leadership must be vigi <br />that Greater San Marcos low wages do not price residents of out of the region. <br /> <br />Community leaders should take reasoned, <br />feasible actions to help grow housing market <br />segments that serve key workforce <br />constituencies, especially young <br />professionals. Additionally, ensuring the full <br />spectrum of housing needs are served from <br />low-income working households, to single <br />young professionals, to management-level <br />staff with families, to active empty nesters accommodates a diverse workforce with <br />a corresponding diversity of local housing options. <br /> <br />Action 1: Encourage residential housing developerstodiversify and <br />improvelocal housingoptions. <br />Use the recent assessment of local housing stock to identify the need for <br />higher quality housing options for Greater San Marcos. <br />o <br />If a need is confirmed, conduct assessments of area housing districts <br />to build a comprehensive database of re-developable properties to <br />provide to interested developers. <br /> <br />Encourage and incentivize smart growth development that offers a <br />housing options at the professional and executive levels. <br />Final Strategy <br />September 2009 42 <br /> <br />
