all improvements placed thereon, or on any part thereof, the use and control of all of zhe said Lots or any of them, and the use and control of all improvements placed thereon or on any portion of the same, shall conform to and be subject to the following restrictions and in- hibitions, that is: 1. That no lot or any portion of any lot shall be used for the breeding, keeping or i raising of any livestock of any description for commercial purposes. 2. That no toilet tnat is not fly proof and sanitary shall be erected on any lot or portion of any lot. 3. That no lot nor any portion of any lot will be leased, sold or encumbere to nor all- owed to be occupied by any person of the negro race. 4. That no dwelling will be erected on any lot or any portion of any lot to cost less than 1200.00. 5. That no dwelling or any other structure will be erected on any lot or any portion of any lot at a distance of less than fifteen feet from the front line of the lot. o. That any violation of any of the foregoing restrictions and inhibitions by any person holding, or leasing or renting under us or our heirs and assigns, may be enjoined at the suit of any property owner in said subdivision during the period from date hereof until December 31st, 1973, when the said above restrictions and inhibitions shall become null and void and of no further force and effect. The foregoing is intended as a dedication and restriction of said property as shown by said map or plat and a dedication of the streets as shown thereon, and a subdivision of said real property, all subject to the express terms, restrictions and inhibitions imposed by this instrument.
