., the nature of said default and if, at the expiration of said thirty (30) days, Lessee shall have failed to comply with or remedy such default, then this lease and the term thereunder, shall at the option of City, terminate and come to an end on I the date specified in such notice of cancellation, and Lessee shall quit and surrender the demised premises to City as if the term hereunder was ended by the expiration of the time fixed herein, and Lessee shall remain liable for any unpaid amount owned under Part III. If City shall be in default in performing any of the terms or provisions of this lease req~ired on its part to be performed, and Lessee shall give City notice in writing of such default, and if City shall fail to cure such default within thirty (30) days after service of such notice, then and in such event, the lease shall be terminated and cancelled. XVII. Lessee shall not assign or sublease this lease without II first obtaining prior written approval of City, which approval shall not be unreasonably withheld, and further provided that no sublease or assignment of lease shall ever be given except for the purposes and ~ses authorized hereby. XVIII . No amendment, modification, or alteration of the terms hereof shall be binding unless the same be in writing, dated subsequent to the date hereof and duly executed by the parties hereto.
