<br />I <br /> <br />I <br /> <br />I <br /> <br />LEASE AGREEMENT <br /> <br />THE STATE OF TEXAS <br />THE COUNTY OF HAYS <br /> <br />KNOW ALL MEN BY THESE PRESENT, that this Contract made and entered into <br /> <br />by and between the City of San Marcos acting through its Mayor, hereinafter <br />called "City", and the International Security Group, Inc., a corporation doing <br />business in San Antonio, Texas, acting through its President, Richard C. Medlin, <br />hereinafter called "Lessee", in words and figures consists of the following <br /> <br />terms, considerations, and conditions: <br /> <br />1. PREMISES: The City hereby grants Lessee permission to use the following <br /> <br />described City-owned property. A plat of said property is attached hereto as <br /> <br />Exhibit "A" and made a part hereof for all purposes. <br /> <br />(a) 375'X2l00' more or less of paved ramp known as and described in <br />Exhibit "A" as the East apron and located on the Old Gary Air <br />Force Base now known as the San Marcos Municipal Airport property <br />which is owned by the City of San Marcos, Texas, and hereafter re- <br />ferred to as "ramp"; and <br /> <br />(b) In lieu of adequate classroom and office facilities, which are not <br />immediately available, City hereby agrees to permit Lessee to lo- <br />cate a mobile classroom and office facility on the premises for a <br />maximum period of twelve months from date of execution of this con- <br />tract. Said .mobile structure and its location shall be approved by <br />Lessor prior to emplacement and shall be removed from these premises <br />within the twelve month period, at which time other renovated or new <br />structures shall be utilized by Lessee. <br /> <br />The term "property" used in this Lease Agreement will include all of the <br />property described above. <br /> <br />2. RENEGOTIATION OF SECTION 1: It is agreed that City, upon thirty (30) <br /> <br />days written notice to Lessee, shall have the right to initiate renegotiations <br />as to the area specified Section lea). Should an adjustment be made as to the <br />area of Section lea), a reasonable adjustment shall be made in the monthly rental <br /> <br />charged. <br />3. PURPOSE OF LEASE AGREEMENT: It is agreed that permission to use the pro- <br />perty herein granted to Lessee is for the purpose of developing evasive driving <br />techniques on various and diversified driving courses, developing security services, <br />and instructing and training Lessee's clients and their personnel in security <br />service techniques and evasive and defensive driving and use of Lessee's armor <br />plated personnel vehicles. If at any time the property is used for any other pur- <br />pose than stated above, the permission to use said property granted herein will <br /> <br />terminate. The use of firearms, explosives, tear gas, or obstacles in or near the <br />leased area or at the San Marcos Municipal Airport is specifically prohibited. <br />
