Flores and City Council
City of San Marcos
P. O. Box 725
San Marcos, Texas

Gentlemen:

SUBJECT: San Marcos Neighborhood Development Program, Tex. A-6
Urban Renewal Plan Change

I I

There have been significant changes in the business and com-
mercial growth in this community to warrant consideration of a
change in the Urban Renewal Plan. This plan change involves a
change in land.use as prescribed in the original Urban Renewal
Plan approved by this body and the governing body of San Marcos.

HUD Manual, Sec. RHA 7207, requires that all changes in the
Renewal plan must first be reviewed by the Planning and Zoning
Commission and approved by the governing body of the community.

The first land use change is a strip of land behind Storey's
Texaco Service Station and Water Street. The construction of
the C. M. Allen Parkway almost completely eliminates all of the
parking and delivery area for the Texaco Service Station located
at the corner of Colorado and Water Streets. The planned proposal
is considering a rectangular piece of property behind the Storey
Station to serve as a gasoline storage area and a parking area.
The proposal can be found in Exhibit #1 attached to this letter.

The second proposed land use change is to permit the re-
development of the south side of Cheatham Street. This site is
zoned for mixed land use by the City, the Urban Renewal Plan re-
stricts the use to single family. The proposed Urban Renewal
plan change would be for General Business since the Plan does
not address itself to mixed land uses. See Exhibit #2.

I

I i; )..
