I

I

I

/~()

San Marcos, Tex,
May 6 1971

Hon. Mayor & City Council
San Harcos Tex

Gentlemen:

On Apr. 20 the City Zoning Board set a hearing on my
application for re-zoning 386 ft. of my property on
Allen St., in accordance with notices previously sent
to all property owners within 200 ft. of this property.

At this meeting there was not even one objection to
this zoning by property owners in the area, but there
was no quorem of the Board and therefor no action
was taken.

Notices were sent put again on Apr. 22 to the same
property owners calling a meeting of the Zoning Board
for 7 p.~. on Apr. 27th. At this meeting the entire
Zoning Board WaS present, and again there was not
one objection to the re-zoning requested by me.
Nevertheless the application was refused.

Because I feel that the Zoning Board did not have
time to visit and appraise the property I wish to
submit to the City Council the following:

1. This property is on the South side of Allen St
in the 700 block. ____

There are some multiple dwellings nearly completed
on Allen St. across the street from my property.

It is evident to me ,that no one owning property on
Bishop St. (the next~Allen St) has any objection
to this re-zoning. ~

The distance from Aiien St. to Bishop St. is 351
feet. Buildings @:p.c' Bishop St. face away from Allen
St., and the depth of the lots on Bishop St. is
171. ft. The depth of the lots on Allen St. is 160
ft. Thus, with a 20' alley between these two Sts.
buildings on Bishop St. would be a considerable
distance from buildings on Allen St.

The value of my property on Allen St. for single
family homes has been considerably depreciated
for the reason that Single family dwellings built
thereon would face these multiple family buildings.

Therefor I respectfully request that this application
be reconsidered.

2.

3.

4.

5.

Sincere~

~
