The Mayor introduced discussion on a request for rezoning of property located in the 400 block of North Guadalupe Street. Councilman King moved that the property in the 400 block of North Guadalupe Street presently zoned PO" (multi-family) and "P-2" (public use) be rezoned "C" (commercial). W.C. Carson, agent; Moffett Adams, architect; and Matt Ottea, attorney, came before the Council on behalf of their client, John Niglizzo. A plat of proposed development of a 326-acre tract near Sunset Acres owned by Mr. Niglizzo had been rejected by the Planning & Zoning Commission, and this was an appeal tp .the Council. for further' review of the plans. David Pool, Chairman of the Planning & Zoning Commission, explained to the Council the '.reasons the plat was not approved. He suggested a "compromiseP plan, which would take out multi-family units. Moffett Adams explained the subdivision plan to the Council. He pointed out the benefit .to the City through increased taxes. It was brought out during the discussion that residents of Sunset Acres, and others, Nho had protested against ~he devel- opment at the May 19publi".hearing did not live within 200 feet of the tract, but several blocks away. Councilman Contreras' emphasized that the Comprehensive Plan of the City must be followed.
