Allen and <br />Board of Aldermen, <br />City of San Marcos, <br />San Marcos, Texas <br /> <br />Gentlemen: <br /> <br />On yesterday, Mr. Allen approached me with reference <br />to my conveying to the City the part of my property on the <br />northeast side of Highway 81 which is required by the State of <br />Texas for highway purposes, and at the same time he asked me to <br />address this letter and set forth in writing what I consider <br />to be a reasonable statement of my damages and what I should <br />receive from the City for a deed to said property. <br /> <br />The strip of land desired from me is 266.6 feet long <br />and varies in width from 12.2 feet on the northeast end to <br />15.1 feet on the southwest end. <br /> <br />I <br /> <br />I think I should explain to you that this is composed <br />of two separate parcels of property, the first of which is the <br />more northeasterly and same is what I shall call my homeplace, <br />and the other is a tract with a house thereon which I acquired <br />several years ago from Judge C. M. Decker. Of this frontage, <br />about 153 feet will be out of my homeplace and the remainder of <br />about 113 feet will be out of the Decker place, now owned by me. <br /> <br />The damage to my homeplace will not be great. It is <br />true that I have a small pecan tree that I have watered and <br />nursed for several years which is situated on the strip to be <br />taken. <br /> <br />,I <br /> <br />I will be badly hurt on the Decker place. I paid and <br />promised to pay $4,200.00 for the Decker place and I have <br />made in the latter part of .last year and early part of this <br />year, improvements which have cost me about $1,500.00 on the <br />dwelling house on said tract, same making a total of $5,700.00. <br />I yet owe Judge Decker a vendor's lien note on the property, <br />the balance of which, as I recall, is $2,600~?0, or slightly <br />in excess thereof. The strip to be taken out of the Decker <br />place will put the northeast line of the enlarged road about <br />10 feet to 14 feet from the front of that house, and said house <br />will be substantially destroyed as a rental property, as no one <br />would wish to use it as a home that close to the heavy traffic <br />of the highway. This is a concrete block house in large part <br />and is not susceptible of being moved backwards on the lot or <br />to another location.
