In the event Second Party fal1s to keep the above described premises in a clean, neat and orderly condition, or in the event Second party fails or refuses to make t~money payment herein provided for, or in the event Seoond Party violates or breaches any other term or provision hereof, then, at it's option, City may terminate this agreement without notice. 8.
