<br />-5- <br /> <br />il <br /> <br />I <br /> <br />Housing Project: An area of two (2) or more acres <br />arranged according to a site plan to be submitted to <br />and to be approved by, the City Planning and Zoning <br />Commission and the City Council, on which is indicated <br />the amount of land to be devoted to housing facilities, <br />their arrangements thereon, the arrangements of access <br />streets and alleys 0 The entire ilrea is to be zoned as <br />recommended by the City Planning and Zoning Commission <br />and approved by action of the City CounciL It shall <br />not be necessary to subdivide the area into lots and <br />blocks. the site plan shall indicate that all water <br />lines, sewer lines, access streets, alleys, sidewalks, storm <br />sewers, dnd storm sewer inlets, shall be provided by <br />the developer as required by the City and built in accord- <br />ance with City specifications. <br /> <br />Kindergarten: A school for children of pre-public school <br />age in which constructive endeavors, object lessons and <br />helpful games are prominent features of the Curriculum. <br /> <br />Lodging House: A building other than a hotel , or less, <br />where eight (8) persons are provided lodging for compen- <br />sation, <br /> <br />Lot: Land occupied or to be occupied by a building <br />and its accessory building, and including open spaces, <br />and having its principal frontage upon a public street <br />or officially approved place. <br /> <br />~ <br /> <br />Lot of Record: A lot which is part of a subdivision, <br />the plat for which has been recorded in the office <br />of the County Clerk of Hays County, or a parcel of land <br />the deed for which is recorded in the office of the COI.nty <br />Clerk of Hays County, Texas. <br /> <br />Nonconforming Use: A building, structure or use of land <br />lawfully occupied at the time of the effective date of <br />this Ordinance or amendments thereto, and which does <br />not conform to the use requlations of the district in which <br />it is situated. <br /> <br />One~Family Dwelling: A detached building having accomo- <br />dations for and occupied by one (1) family. <br /> <br />Open Space: Area included in any side, rear or front <br />yard or any unoccupied space on the lot that is open <br />and unobstructed to the sky except for the ordinary <br />proJection of cornices, eaves or porches. <br /> <br />.1 <br /> <br />Parking Space: An area of not less than one hundred <br />seventy square feet (170 sq.ft.), ,measuring approximately <br />eight and one-half feet (8.5 ft.) by twenty feet (20 ft.) <br />not on a public street or alley , sutfaccd, encosed, or <br />unenclosed together with an all weather surfaced driveway <br />connecting the parking space with a street or alley permitting <br />free ingress and egress, in any dwelling, duplex or <br />apartmenL It shaH not include the parking of trucks or <br />busses for commercial purposes. A public street shall not <br />be classified as off-street pdrking in computing the parking <br />requirements for any use. <br /> <br />Place: An open, unoccupied space reserved for purposes <br />of access to abutting property, <br />
