<br />-6- <br /> <br />lQ <br /> <br />Private Garage: An accessory buil ding or a portion of <br />the main building in which motor driven vehicles are <br />stored by occupants of the premises, not more than one <br />(1) of which ma y be a truck of not to exceed one (1) <br />or one and one-half (l 1/2) ton capacity. <br /> <br />I <br /> <br />Public Garage: A building or pbrtion of a building used <br />for repair, care or serviclng of motor driven vehicles, <br />or where motor driven vehicles are equipped for operation, <br />or kept for hire or sale, but not including the open storage <br />of trucks, trailers or vans. <br /> <br />Private Stables: A stable with a capacity for not more <br />than four (4) horses or mules. <br /> <br />Public Stables: A stable with capacity for more than <br />four (4) horses or mules. <br /> <br />Rear Yard: The. required rear yard is an open space <br />unoccupied and unobstructed extending across the rear <br />of a lot from one (1) side lot line to the other side lot <br />line and having a depth of twenty percent (20%) of the <br />depth of the lot. Accessory buildings may not occupy <br />more than thirty percent (30%) of the area of the required <br />rear yard, except that in the R or 0 Districts, where <br />access to accessory buildings is from a public alley, more <br />than 30 percent (30%) of the required rear yard may by <br />covered by such buildings; provided that the minimum <br />distance between the rear of the main building and the <br />accessory building equals at least twenty percent (20%) <br />of the depth of the lot. <br /> <br />I <br /> <br />Restaurant or Cafe: A building or portion of a building,' <br />not operated as a dining room in connection with a hotel <br />or boarding house, where food is served for pay and for <br />consumption in the building, and where prOVisions <br />may be made for serving food on the premises outside the <br />building, and where full compliance has been na de with <br />all State and City health and sanitary laws and regulations. <br />Said health and. sanitary laws and regulations shall include <br />screening the building, dissipation of fumes, odors and smoke, <br />the proper care and sterilizing of kitchen and dining room <br />wares and utensils, the refrigeration of foods kept or stored, <br />and separate toilet facilities for men and women constructed <br />to comply with such health and sanitary regulations. <br /> <br />Set-back: The minimum horizontal distance between the <br />front wall of any projection of a building including steps <br />and unenclosed porch, and the front property line. <br /> <br />I <br /> <br />Shopping Center: An area consisting of three (3) acres <br />or more arranged according to a site plan to be submitted <br />to and to be approved by the Planning and Zoning Commission <br />and the City Council, on which is indicated the amount <br />of land to be devoted to the shopping village, the detailed <br />arrangement of the various buildings. parking area, streets, <br />and type of zoning desired. It shall require that the <br />installation of all utilities ,drainage structures, the paving <br />of streets ,parking area , alley, and the installation of <br />sidewalks at the expense of the developer in accordance <br />with City specifications for each type of improvemenL <br />
