<br />which does not conform to the use regulations of the district in which it is sit- <br />uat ed. <br /> <br />One-Family Dwelling: A detached building having accomodations for and oc- <br />cupied by one (1) family. <br /> <br />Open Space: Area included in any side, rear or front yard or any unoc- <br />cupied space on the lot that is open and unobstructed to the sky except for <br />the ordinary projection of conrices, eaves or porches. <br /> <br />Parking Space: An area of not less than one hundred seventy square feet <br />(170 sq. ft.) , measuring approximately eight and one-half feet (8.5 ft.) <br />by twenty feet (20 ft.) not on a public street or alley, surfaced, enclosed, or I <br />unenclosed together with an all weather surfaced driveway connecting the parking <br />space with a street or alley permitting free ingress and egress, in any dwelling, <br />duplex or apartment. It shall not include the parking of trucks or buses for <br />com~ercial purposes. A public street shall not be classified as off-street park- <br />ing in computing the parking requirements for any use. <br /> <br />Place: An open, unoccupied space reserved for purposes of access to abut- <br />ting property. <br /> <br />Private Garage: An accessory building or a portion of the main building in <br />which motor driven vehicles are stored by occupants of the premises, not more than <br />one (1) of which may be a truck of not to exceed one (1) or one and one-half <br />(1 1/2) ton capacity. <br /> <br />Public Garage: A building or portion of a building used for repair, care <br />or servicing of motor driven vehicles, or where motor &riven vehicles are equipped <br />for operation, or kept for hire or sale, but not including the open storage of <br />trucks, trailers or vans. <br /> <br />Private Stables: A stable with a capacity for not more than four (4) <br />horses or m~les. <br /> <br />Public Stables: A stable with capacity for more than four (4) horses or <br />mules. <br /> <br />Rear Yard: The required rear yard is an open space unoccupied and unob- <br />structed extending across the rear of a lot from one (1) side lot line to the other <br />side lot line and having a depth of twenty percent (20%) of the depth of the lot. <br />Accessory buildings may not occupy more than thirty percent (30%) of the area <br />of the required rear yard, except that in the "RlI or 1tD" Districts, where access <br />to accessory buildings is from a public alley, more than 30 percent (30%) of <br />the required rear yard may be covered by such buildings; provided that the minimum <br />distance between the rear of the main building and the accessory building equals <br />at least twenty percent (20%) of the depth of the lot. <br /> <br />I <br /> <br />Restaurant or Cafe: A building or portion of a building, not operated as <br />a dining room in connection with a hotel or boarding house, where food is served <br />for pay and for consQmption in the building, and where provisions may be made <br />for serving food on the premises outside the building, and where full compliance <br />has been made with all State and City health and sanitary laws and regulations. <br />Said health and sanitary laws and regulations shall include screening the building, <br />dissipation of fumes, odors and smoke, the proper care and sterilizing of kitchen <br />and dining room wares and utensils, the refrigeration of foods kept or stored, <br />and separate toilet facilities for men and women constructed to comply with such <br />health and sanitary regulations. <br /> <br />Set-back: The minimum horizontal distance between the front wall of a buil- Lt <br />ding including steps and unenclosed porch, and the front property line. <br /> <br />Shopping Center: An area consisting of three (3) acres or more arranged I <br />according to a site plan to be submitted to and to be approved by the Planning <br />and Zoning Commission and the City Council, on which is indicated the amount of <br />land to be devot9d to the shopping village, the detailed arrangement of the var- <br />ious buildings, parking area, streets, and type of zoning desired. It shall re- <br />quire that the installation of all utilities, drainage structures, the paving of <br />streets, parking area, aIle,', and the installation of sidewalks at the expense of <br />the developer in accordance with City specifications for each type of improvement. <br /> <br />Servant's Quarters: An accessory building or portion of a main building <br />located on the same lot as the main building and used as living quarters for <br />servants employed on the premises and not rented or otherwise used as a separate <br />domicile. <br /> <br />Storage Garage: A building or portion thereof used for the storage of more <br />than five passenger motor vehicleS and tru.cks of not mOre than one and one-half <br />
